In the name of God amen, I Thomas Cockbone of Sedbusk in the parish of Aysgarth…all my messuage, cottages, lands tenements hereditaments and premises whatsoever at Hawes, Appersett and elsewhere….. to friends Clement Scarr and Matthew Wilan…upon trusts…to let the said property from year to year…. Until my grandson Thomas Balderston attains twenty one years of age, ….apply profits…to pay my wife Jane Cockbone an annuity of twenty five pounds…interest towards the maintenance and education and bringing up of my two grandchildren William Balderston and Thomas Balderston …& if both happen to die… to use of my son in law William Balderston subject to annuity to my wife also two legacies of one hundred pounds apiece to my niece Betty Metcalfe daughter of my brother John Cockbone and one hundred pounds to my wife’s niece Hannah Boulton…household furniture to wife…
